When might you need a mortgage tree report?
A lender or surveyor may ask for further information about trees at or near a property before the purchase or mortgage can progress.
The request might concern a particular tree, its condition or its relationship with the building. The purpose of the report is to assess the relevant arboricultural issues and provide clear findings and recommendations.
You do not need to know which type of survey to request. Send us the relevant extract from the valuation, homebuyer’s survey or lender’s correspondence, and we can advise on the next step.
What the inspection covers
We inspect the relevant trees from ground level, considering their visible condition, position and relationship with the property.
The assessment is guided by the questions raised in the lender’s or surveyor’s request. We agree which trees are included and identify any access requirements before the visit.
If a relevant tree stands on neighbouring land, let us know. Access and visibility may affect what can be assessed, and any limitations will be explained in the report.
What you receive
Your written report sets out:
- The purpose and scope of the inspection.
- The relevant trees and findings.
- An assessment of the tree concerns identified in the request.
- Recommendations for management, monitoring or further investigation where appropriate.
- Any limitations affecting the assessment.
Recommendations follow the findings. The presence of a tree near a building does not automatically lead to a recommendation for pruning or removal.

Will the report satisfy my lender?
We agree the scope around the request you provide. Acceptance remains the lender’s decision, so any specific requirements should be shared before the inspection is booked.
Does this replace a structural survey?
No. The report provides an arboricultural assessment. Where concerns require structural assessment or other specialist investigation, we explain that limitation and recommend further advice where appropriate.
How quickly can the report be prepared?
We agree the inspection and reporting dates before you book. Quick turnarounds are available where possible; tell us about any deadline when you enquire.
